The MERS System is a national electronic registry system that tracks the changes in servicing rights and beneficial interests in mortgage loans that are registered on the system. The MERS System integration in Encompass Web helps enable new registration requests with near real time responses to the Encompass user. The integration enables lenders to leverage new powerful and intelligent service ordering workflows from service partners with benefits like automated service ordering, more streamlined workflows, and better user experiences. Encompass users can manage registration data templates and register loans with MERS by utilizing HTTPS Post transaction supported by MERS to transmit an XML loan registration request. Upon successful registration, the MERS registration date is populated in Encompass. This blog explores the process of setting up configuration for using MERS in Encompass Web.

Add Credentials
We need to set up credentials in Encompass web interface admin settings before an authorized user can access an EPC service. The Credentials section enables admins to specify credentials for specific partners to be used by authorized Encompass users.
Adding New Credentials for a Manual Service Setup
- In the left navigation menu, select Services > Services Management.
- Search for the MERS Registration card, go to Service Setup link, click the kebab menu [ ], and then click Credentials.

- In the MERS Credentials page, click the Add
4. Enter the Organization ID provided by MERS®. The Organization ID, User ID and Password are required to use the integration.

a. Name: Name as an identifier for company credential
b. Description: Description of the credential
c. Organization ID: Unique Organization ID received from MERS for setting up the Company Credentials. For more information, see Obtain Organization Credentials From MERS
d. User ID: Unique User ID received from MERS for setting up the Company For more information, see Obtain Organization Credentials From MERS
e. Password: Password received from MERS for the User For more information, see Obtain Organization Credentials From MERS
f. Users: Use this section to add organizations, users, and personas who require access to the MERS Registration integration.
5. Click the Save
MERS Registration
- To submit a MERS registration request for a loan in Encompass web interface, log into Encompass web interface and open the loan file.
- Click the Services tab in the left pane, click All Services and then click the Order Service button .
- From the Additional Services category, select MERS Registration 0 and click the Next button.

- If the required fields have not been completed, a warning message listing the Encompass field IDs and description display.

- If no validations are shown, then the MERS Registration page will open in a new window as shown below.
- The integration will validate that the MERS Service credentials are
- The MERS MIN Number will populate from Encompass, the MOM Loan MERS information is defaulted as “Y” and is read only.
- The Service ID and Investor ID are required for submission and can be populated from a

- Click the Search icon at the bottom of the page to select a MERS County and Place Code and click Continue.

- Click the Register with MERS button to submit your loan for
- The page will display to the user a successful submission message or a failed message if the submission was not successful.
- A successful registration will update the MERS Registration Date [field ID 2023] in Encompass
