The MERS System is a national electronic registry system that tracks the changes in servicing rights and beneficial interests in mortgage loans that are registered on the system. The MERS System integration in Encompass Web helps enable new registration requests with near real time responses to the Encompass user. The integration enables lenders to leverage new powerful and intelligent service ordering workflows from service partners with benefits like automated service ordering, more streamlined workflows, and better user experiences. Encompass users can manage registration data templates and register loans with MERS by utilizing HTTPS Post transaction supported by MERS to transmit an XML loan registration request. Upon successful registration, the MERS registration date is populated in Encompass. This blog explores the process of setting up configuration for using MERS in Encompass Web.
To Add a Manual Service in Encompass Web Interface:
- In the left navigation menu, click Services.
From the Services dropdown, select Services Management.
Click the Add Service
In the Category window, select Additional Services from the dropdown, and then click the Retrieve Products
Use the Search field to locate MERS Registration, and in the resulting card, click the Manual
To Complete the Fields in the Add Manual Setup Page:
- On click of Manual link for the service, review the fields in the Add Manual Setup.
- Service Setup Name: Enter a unique name for this setup, for example: MERS Registration
- Service Setup Description: Enter a This is optional.
- Readiness Conditions: Specify the conditions that need to be satisfied before authorized users can place an order.
- Authorized Users:To assign authorized users for this setup:
- Navigate through the Organizations hierarchy, Users list, or Personas to locate the appropriate
- Click the Down Arrow icon to expand folders within each of the categories on
- Use the Move Arrow icon to transfer a folder/individual user/persona to Selected Users panel.
- To search for a specific user, click the Search
- Activating the Service After all users that need access to this service have been moved to the Selected Users panel, click the Active toggle at the top right of the page to turn the service from OFF to ON.
