Suddenly, the LO receive an additional pay stub or tax document. This can disrupt the workflow and necessitate revisiting the entire analysis. The Income Analyzer locking mechanism addresses this challenge by ensuring the finalization of the income analysis and preventing accidental changes.
Locking Options:

Automated Locking:
- Loans can be configured to lock automatically based on pre-defined loan statuses within Encompass. For example, the loan might automatically lock upon reaching a status like “funded” or “approved.”
- Once the loan is locked, any further edits to income data or business rules become restricted. This prevents accidental changes that could delay the loan process or introduce errors.
Important Note: With automated locking, you cannot manually unlock the loan.

Manual Locking (Optional):
- Administrators can enable an optional “Manual Lock” feature.
- This empowers loan officers to manually lock a loan after all income rules have been passed or waived.
- Manual locking offers more control over the finalization of the income analysis but requires verification that all necessary documents have been received and reviewed.
- Unlike automated locking, manually locked loans can be unlocked if, for example, additional income documents are received later in the process.
Benefits of Locking:
- Data Integrity: The locking mechanism safeguards the income analysis from unauthorized or accidental changes. This ensures the accuracy and reliability of the data used for loan decisions.
- Streamlined Workflow: By locking the analysis at a specific point, LO can confidently move forward with the loan approval process without the worry of revisiting calculations due to minor income data adjustments.
- Clear Audit Trail: Locking a loan automatically generates a final Income Worksheet. This serves as a permanent record of the income analysis at that specific point in time, facilitating easy reference during internal reviews and external audits.
Handling New Information After Locking:
Even with a locked loan, Income Analyzer offers flexibility. Suppose if the LO receive additional income documents (pay stubs, tax returns) after a loan has been locked (either manually or automatically). Here’s what happens:
- Background Processing: Income Analyzer can process these new documents in the background, even though the loan is locked.
- Automatic Update Upon Unlock: When the loan is unlocked (either manually or due to reaching a pre-defined status), Income Analyzer integrates the new data into the analysis.
- Recalibration and Update: The system automatically recalculates income based on the newly integrated data and updates the Income Worksheet accordingly. This ensures that the loan decisions are based on the most recent and complete income picture.
