Proper use of “TBD” for Street Address (field ID URLA.X73) or Address (field ID 11) when Pre-Qualifying a Loan
When “TBD” is used correctly, Encompass 360 will not fire the Send Initial Disclosures alert, which begins the compliance timeline for when initial disclosures must be sent after sufficient information to complete an application has been received.
- When “TBD” is used incorrectly, it is not possible to undo the Encompass calculation and reset the GSE Application Date (field ID 3142) to [blank] and reset the compliance timeline.

- Address Unit Type Identifier (field ID URLA.X74)
- Property Address Unit Identifier (field ID URLA.X75)
Because Address (field ID 11) is the combined values of the three (3) address elements described above, it is important that “TBD” is entered correctly.

- When “TBD” is entered correctly within Street Address (field ID URLA.X73) and completed before Address Unit Type Identifier (field ID URLA.X74) and/or Property Address Unit Identifier (field ID URLA.X75) are selected, Encompass will ignore the resulting calculated value for Address (field ID 11) and not fire the Send Initial Disclosures alert since the absence of a valid Address (field ID 11) is considered insufficient information to complete an application which starts the compliance timeline.
NOTE: Any variation of characters (space, letter, numbers, etc.) after “TBD” will not trigger the Send Initial Disclosure alert even if all other required fields are completed to fire the alert.
Once a value other than “TBD” is recognized for the first three (3) characters entered for Street Address (field ID URLA.X73), the alert will fire, GSE Application Date (field ID 3142) calculates, and the Compliance Timeline begins.
For purposes of the examples below, Address (field ID 11), will be used to describe which combination of text and fields will result in the Send Initial Disclosures alert to fire or not fire.

Correcting Incorrect Application Date due to TBD
The only way to reset the GSE Application Date (field ID 3142) when the Send Initial Disclosure alert is fired and GSE Application Date (field ID 3142) populates is to duplicate the loan file. Prior to duplicating the loan, ensure that both Address (field ID 11) and Street Address (field ID URLA.X73) are cleared; otherwise, upon loan duplication, the alert will fire and GSE Application Date (field ID 3142) will calculate as this is considered sufficient information to complete an application which starts the compliance timeline.
